Cape Town property prices are soaring due to interest from international buyers. Luckily, South Africa does have a more affordable global city; Johannesburg. Sure, it doesn’t have beaches. But Jo’burg enjoys a better climate that is ideal if you love spending time outdoors. And it world class shopping, nightlife and dining. Nomadic You rounds up some great suburbs for affordable city living;

#1 Sandton for jetsetters

Highlights: Sandton has great shopping, quick access to Africa’s biggest airport and is an important global financial center. For shopping, Sandton City and adjacent Nelson Mandela Square have exclusive fashion brands and a large variety of restaurants and clubs. O.R. Tambo International airport is a 15-minute ride on the world-class Gautrain.

Property: 1-bedroom apartments from $100,000 and 2-bedroom/ 2-bathroom apartments from $150,000. Pricey, but travel around by Gautrain and you don’t really need a car.

#2 Fourways for the party crowd

Highlights: Fourways is a fast-developing commercial and residential hub north of Sandton. It also has Jo’burg’s worst traffic. But, if you are a remote worker the traffic needn’t scare you off, just avoid peak hours. Your reward will be staying next to Monte Casino; Johannesburg’s best spot for nightlife. Fourways Mall is great for shopping and a will grow to 170,000㎡ by 2018.

Property: 2- bedroom apartments from $60,000 and 3-bedroom/ 2-bathroom townhouses from $90,000.

#3 Centurion for outdoor lovers

Highlights: If you are looking for a home with garden space or if you enjoy outdoor sports fun, then Centurion is for you. Property is cheap and your budget will easily stretch to a garden apartment. Try Supersport Park Cricket stadium, Groenkloof Nature Reserve or even sitting at the mall next to Centurion Lake to experience the outdoors.

Property: 2-bedroom apartments from $55,0000 and 3-bedroom/ 2-bathroom townhouses from $70,000. Buy close to Centurion Gautrain station if you want to live car-free.

#4 Hatfield for poolside relaxation

Pros: Hatfield has good transport links, a tropical climate and one of South Africa’s top universities. This part of Pretoria is a couple of degrees warmer than Jo’burg and you could spend 9 months of the year poolside. The 173,000㎡ Menlyn Park Shopping Centre and (soon to open) Times Square Casino are both nearby.

Property: 1-bedroom apartments from $50,000 and 2-bedroom/ 2-bathroom apartments from $95,000. Buying close to Hatfield Gautrain means you’ll manage without a car.

#5 Bedfordview for golfers

Highlights: South African Gold Digest lists four Top 30 golf courses near Bedfordview. They are Glendower (4), Royal J&K East (10), CCJ Woodmead (20) and Royal J&K West (29). Bedfordview is not on the Gautrain route so you may need to Uber or buy a car. But, apartments here are of the older spacious type and the huge Eastgate Mall has everything you need including an IMAX.

Property: 2-bedroom/ 2-bathroom apartments from $60,000 and 3-bedroom/ 2-bathroom apartments from $80,000.  Be sure to check the building levies (monthly condominium upkeep fees), they are a bit higher in these older high-rise blocks.
