Top 5 Johannesburg Property Hotspots

Cape Town property prices are soaring due to interest from international buyers. Luckily, South Africa does have a more affordable global city; Johannesburg. Sure, it doesn’t have beaches. But Jo’burg enjoys a better climate that is ideal if you love spending time outdoors. And it world class shopping, nightlife and dining. Nomadic You rounds up some great suburbs for affordable city living;

#1 Sandton for jetsetters

Highlights: Sandton has great shopping, quick access to Africa’s biggest airport and is an important global financial center. For shopping, Sandton City and adjacent Nelson Mandela Square have exclusive fashion brands and a large variety of restaurants and clubs. O.R. Tambo International airport is a 15-minute ride on the world-class Gautrain.

Property: 1-bedroom apartments from $100,000 and 2-bedroom/ 2-bathroom apartments from $150,000. Pricey, but travel around by Gautrain and you don’t really need a car.

#2 Fourways for the party crowd

Highlights: Fourways is a fast-developing commercial and residential hub north of Sandton. It also has Jo’burg’s worst traffic. But, if you are a remote worker the traffic needn’t scare you off, just avoid peak hours. Your reward will be staying next to Monte Casino; Johannesburg’s best spot for nightlife. Fourways Mall is great for shopping and a will grow to 170,000㎡ by 2018.

Property: 2- bedroom apartments from $60,000 and 3-bedroom/ 2-bathroom townhouses from $90,000.

Try Supersport Park Cricket stadium, Groenkloof Nature Reserve or even sitting at the mall next to Centurion Lake to experience the outdoors.

Property: 2-bedroom apartments from $55,0000 and 3-bedroom/ 2-bathroom townhouses from $70,000. Buy close to Centurion Gautrain station if you want to live car-free.

#4 Hatfield for poolside relaxation

Pros: Hatfield has good transport links, a tropical climate and one of South Africa’s top universities. This part of Pretoria is a couple of degrees warmer than Jo’burg and you could spend 9 months of the year poolside. The 173,000㎡ Menlyn Park Shopping Centre and (soon to open) Times Square Casino are both nearby.

Property: 1-bedroom apartments from $50,000 and 2-bedroom/ 2-bathroom apartments from $95,000. Buying close to Hatfield Gautrain means you’ll manage without a car.

#5 Bedfordview for golfers

Highlights: South African Gold Digest lists four Top 30 golf courses near Bedfordview. They are Glendower (4), Royal J&K East (10), CCJ Woodmead (20) and Royal J&K West (29). Bedfordview is not on the Gautrain route so you may need to Uber or buy a car. But, apartments here are of the older spacious type and the huge Eastgate Mall has everything you need including an IMAX.

Property: 2-bedroom/ 2-bathroom apartments from $60,000 and 3-bedroom/ 2-bathroom apartments from $80,000.  Be sure to check the building levies (monthly condominium upkeep fees), they are a bit higher in these older high-rise blocks.

Best suburbs to buy Cape Town property

International investors love the Atlantic seaboard and city bowl. But which other suburbs do the savvy buyers head to for Cape Town property?

cape-town-property-blouberg-photo-bedandbreakfast-eu
Cape Town Property Blouberg Photo from bedandbreakfast.eu

On the face of it Cape Town property may seem very pricey. International buyers have driven up property prices in neighbourhoods like Sea Point and Camps Bay. But, don’t dismiss Cape Town as an unviable downshifting property buying destination just yet. There are still some great suburbs left that aren’t on the radar of foreign property buyers.

For example, Blouberg and Somerset West  offer great value if you need a bit more space. If you are feeling minimalist and willing to buy a studio, Camps Bay and the Cape Town City Bowl are still worth a look.

Afterall, in this property obsessed blogger’s opinion, Cape Town offers a lifestyle comparable to San Francisco or Sydney at much lower prices. Get in while the going is still good! Here is are my tips on the five suburbs to visit when house hunting in Cape Town, with a rough guide of property prices in each neighbourhood;

Why did Rudolph buy property in Betty’s Bay Western Cape? And with a higher budget where would he buy next?

The case for Western Cape property is an easy one to make. Of all the provinces in South Africa, the Western Cape offers the best quality of living and that is why many South Africans are semi-grating there.

I chose to invest in Betty’s Bay because the stands there are dirt cheap. The natural setting and beaches are spectacular. And it is only an hours’ drive from Cape Town International Airport.

Here is my pick of five towns you must see on your country-house hunting trip before deciding. And a rough guide of what you can expect to pay for a typical home in each town.

#3 Stellenbosch for wine-lovers

Properties: 2-bedroom apartment from $52,000, 3-bedroom house $128,000

#4 Paarl for golfers

Highlights: Paarl Mountain Nature Reserve, Fairview Wine & Cheese and Pearl Valley Golf Estate

Properties: 2-bedroom apartments from $38,000. 3-bedroom golf estate houses Pearl Valley from $195,000

#5 Bettys Bay for Artists
